Important: if you have a service-connected disability rating of 10% or higher, the VA funding fee is completely waived. That’s a significant savings, and it’s one more reason to make sure your VA disability claim is up to date before you start the homebuying process.

Georgia is home to several major military installations, and the communities surrounding them offer excellent quality of life for military families. Here are some of the top areas I recommend:

Near Fort Moore (Columbus area)

Formerly Fort Benning, Fort Moore is one of the largest military installations in the country. The Columbus and Phenix City (just across the Alabama line) areas offer affordable housing, solid schools, and a growing downtown scene. Homes in the $200,000–$350,000 range can get you a lot of house here.

Near Robins Air Force Base (Warner Robins / Perry)

Central Georgia is home to Robins AFB, the largest industrial complex in the state. Warner Robins consistently ranks among the best places to live in Georgia for military families, with excellent schools in Houston County, low cost of living, and easy access to Macon’s cultural offerings. You can find well-built homes in established neighborhoods for $250,000–$350,000.

Near Fort Stewart (Hinesville / Richmond Hill / Savannah)

If you’re stationed at Fort Stewart, you’ve got options. Hinesville is right outside the gate and very affordable. Richmond Hill, about 25 minutes south toward the coast, offers newer construction and top-rated schools in Bryan County. And Savannah — well, Savannah speaks for itself. It’s one of the most beautiful cities in America, and it’s within commuting distance of the base.

Metro Atlanta and Beyond

Not every military family is tied to a specific base. If you’re retiring from service, working remotely, or transitioning to a civilian career, Metro Atlanta’s booming job market and suburban communities are hard to beat. And if you want something quieter, the North Georgia mountains — where I live in Jasper — offer stunning scenery, a tight-knit community, and home prices that still feel like a secret.

VA Loan Myths That Hold People Back

I hear these misconceptions regularly, so let me clear them up:

“Sellers don’t like VA offers.” This used to have some truth to it, but the market has evolved. In Georgia, especially outside the hyper-competitive Metro Atlanta core, VA offers are accepted every day. As your real estate broker, I know how to write a strong VA offer that sellers take seriously.

“VA loans take forever to close.” Not true. With a good lender and organized paperwork, VA loans close on the same timeline as conventional loans — typically 30 to 45 days. I’ve closed VA loans in under 30 days when the buyer was prepared.

“You can only use a VA loan once.” Also false. Your VA loan benefit is reusable. You can have a VA loan, sell that home, and use the benefit again. In some cases, you can even have two VA loans at the same time if you have remaining entitlement.
