Georgia Schools Guide: The Best Counties for Families Relocating from Out of State

For families relocating to Georgia, school quality is often the single most important factor in choosing where to live. The good news: Georgia has some genuinely excellent public school systems, and knowing which counties to target makes the home search much more focused. Here’s a comprehensive breakdown of Georgia’s best school counties for relocating families.

One important note upfront: school quality in Georgia varies enormously not just by county, but by individual school within a county. I always encourage families to research specific schools at their target address, not just rely on county-level reputation. That said, county is still the single best starting point.

How Georgia Public Schools Are Organized

Georgia public schools are organized by county school systems, with some cities operating their own independent city school districts within a county. For example, Marietta City Schools operates independently within Cobb County. When you buy a home, the school district is determined by your specific address — not just which county you’re in.

Top Georgia Counties for School Quality

1. Forsyth County — Consistently #1 in Georgia

Forsyth County Schools is widely regarded as the top public school system in Georgia, and consistently ranks among the best in the Southeast. Located north of Atlanta near Cumming, Forsyth County has seen explosive growth driven largely by families specifically seeking its school system. Test scores, graduation rates, college matriculation, and extracurricular programs are all exceptional.

Median home price: ~$500,000–$700,000
Key cities: Cumming, Johns Creek (partial), Sugar Hill
Commute to Atlanta: 35–50 minutes

2. Cherokee County — Best Value for School Quality

Cherokee County Schools consistently ranks among Georgia’s top systems and offers dramatically more affordable housing than Forsyth or Fulton. Cities like Woodstock, Canton, and Ball Ground combine excellent schools with reasonable home prices — making Cherokee County the best value play for school-focused families. It’s also closer to the North Georgia mountains, so the lifestyle appeal is significant.

Median home price: ~$380,000–$520,000
Key cities: Woodstock, Canton, Ball Ground, Holly Springs
Commute to Atlanta: 35–50 minutes

3. Fulton County — Top Schools in Alpharetta & Milton

Fulton County is a large and diverse county, and school quality varies significantly within it. However, the northern Fulton communities of Alpharetta, Milton, and Johns Creek have some of Georgia’s highest-performing schools. If you’re targeting Fulton County, focus your home search on these northern zip codes for the strongest school options.

Median home price: ~$550,000–$900,000 in north Fulton
Key cities: Alpharetta, Milton, Johns Creek, Roswell
Commute to Atlanta: 25–45 minutes

4. Cobb County — Established Excellence

Cobb County Schools is one of Georgia’s largest and most well-resourced systems, with strong academic performance, excellent extracurricular programs, and a wide variety of magnet and specialty schools. Marietta City Schools (which operates independently within Cobb) is also highly regarded. Cobb is more affordable than north Fulton and has a very established suburban infrastructure.

Median home price: ~$380,000–$550,000
Key cities: Marietta, Smyrna, Kennesaw, Acworth, Powder Springs
Commute to Atlanta: 20–40 minutes

5. Fayette County — Quiet Overachiever

Fayette County Schools is one of Georgia’s most underrated school systems. South of Atlanta, Fayette County — anchored by Peachtree City and Fayetteville — consistently posts top academic results with lower home prices than comparable north Atlanta counties. If you’re open to living south of Atlanta (and especially if Hartsfield-Jackson Airport is important for your work), Fayette County is a strong option.

Median home price: ~$380,000–$550,000
Key cities: Peachtree City, Fayetteville, Tyrone
Commute to Atlanta: 30–45 minutes

6. Oconee County — Best Schools Outside Metro Atlanta

If you’re open to living outside the Atlanta metro, Oconee County near Athens consistently ranks among Georgia’s top school systems statewide. Home to the University of Georgia, the Athens area offers a college-town lifestyle with excellent schools, lower housing costs, and a vibrant food and arts scene. Worth serious consideration for remote workers and academics.

Median home price: ~$350,000–$500,000

Tips for Researching Georgia Schools

  • Georgia School Grades: The Georgia Department of Education publishes annual school report cards at gadoe.org — this is your most reliable source for individual school performance data.
  • GreatSchools.org: A useful starting point for comparing schools, though I always recommend cross-referencing with the state data.
  • Address-level verification: Before making an offer on any home, confirm exactly which school your child would attend using the district’s online school finder tool. Boundaries can be surprisingly granular.
  • Magnet and charter options: Many Georgia counties offer magnet programs and charter schools that can provide excellent options even within lower-ranked districts.
