What $400,000 Buys You in Georgia vs. California, New York & Texas

One of the most powerful things I can do for someone considering a move to Georgia is show them what their money actually buys. Not in the abstract — but in real terms, at a real price point. Let’s use $400,000 as our benchmark and compare what that looks like in Georgia versus the states most of our visitors are coming from.

The results might surprise you. Actually — they almost certainly will.

$400,000 in California

In most of California, $400,000 doesn’t get you a single-family home in a desirable area. In the Bay Area or Los Angeles, you’re looking at a 1-bedroom condo — possibly a small one — or a fixer in a marginal neighborhood. In the Central Valley or Inland Empire, $400,000 might get you a modest 3-bedroom home, but in an area far from the coast and with a very long commute.

What $400K buys in California: A 1-2 bedroom condo in most metro areas. A starter home 60+ miles from major job centers. Nothing near the beach.

$400,000 in New York

In New York City, $400,000 is a small co-op or condo in an outer borough — with monthly maintenance fees on top. In the suburbs — Westchester, Nassau County, Rockland — it’s a very modest 3-bedroom home in need of updating.

What $400K buys in New York: A co-op or small condo in the city. A modest older home in the inner suburbs.

$400,000 in Texas

Texas tells a more nuanced story. In Houston and San Antonio, $400,000 buys a very solid 4-bedroom home in a good neighborhood. But in Austin, $400,000 is back to smaller condo territory. And wherever you buy in Texas, remember: property taxes at 1.6–1.8% mean your annual tax bill on that $400,000 home is $6,400–7,200.

What $400K buys in Texas: A nice home in Houston or San Antonio. A modest home or condo in Austin. But add $600/month in property taxes to every scenario.

$400,000 in Georgia — Here’s Where It Gets Interesting

North Georgia Mountains (Jasper, Ellijay, Blue Ridge)

$400,000 in North Georgia buys you a beautiful 3-4 bedroom home, often with land, mountain views, and privacy. We’re talking hardwood floors, stone fireplaces, wrap-around porches, mature trees. Homes that look like vacation retreats but are priced as primary residences. Property taxes with the Homestead Exemption: often $2,500–$3,500/year.

Atlanta Metro Suburbs (Woodstock, Marietta, Smyrna)

In the Atlanta suburbs, $400,000 buys a spacious 4-bedroom home in a well-maintained neighborhood with top-rated schools, a two-car garage, and a real backyard. You’re 30-45 minutes from a world-class city, with access to everything — restaurants, airports, healthcare, entertainment.

Savannah Area

In Savannah proper, $400,000 gets you a beautifully restored historic home in an established neighborhood, or a newer construction home in a growing suburb. On the Georgia coast, $400,000 can get you surprisingly close to the water.
