My family moved from California in 2020 and it remains one of our best life decisions.

What is the cost of living in Georgia compared to California?

Georgia’s cost of living is dramatically lower than California’s. Housing alone is typically 40-60% less expensive. The median home price in Georgia hovers around $300,000-$320,000, compared to $700,000+ in California. Groceries, utilities, and general expenses are also meaningfully lower. Most people who make this move report that their monthly expenses drop significantly โ€” even if their income stays the same.

What is the weather like in Georgia?

Georgia has four genuine seasons, though winters are much milder than the Midwest or Northeast. In North Georgia (where I live), you get occasional snow and crisp mountain winters, gorgeous springs and falls with leaf color, and warm humid summers. In Atlanta and further south, winters are even milder. The biggest adjustment for transplants from the West Coast is summer humidity, but most people adapt within a year.

Does Georgia have state income tax?

Yes, Georgia has a state income tax, but it’s a flat rate that is much lower than California’s progressive rate (which tops out at 13.3%). More importantly for retirees: Georgia does not tax Social Security income, and residents 62 and older receive a substantial exemption on other retirement income. This makes Georgia especially favorable for retirees.

What is it like to live in North Georgia?

Living in North Georgia is unlike almost anywhere else in the Southeast. You have the Blue Ridge Mountains at your doorstep, countless hiking trails, apple orchards, wineries, and tight-knit communities where people actually know their neighbors. Towns like Ellijay, Blue Ridge, and Jasper have grown significantly in recent years but still retain their small-town character. For people leaving crowded cities, it’s a breath of fresh air โ€” literally.

Is Ellijay, GA a good place to live?

Ellijay is a hidden gem. Known as Georgia’s Apple Capital, it has incredible natural scenery, low crime rates, a growing food and arts scene, and home prices that are still very reasonable compared to most desirable mountain destinations. It’s about 90 minutes from Atlanta, making it accessible without being suburban. Remote workers in particular love it.

What are property taxes like in Pickens County (Jasper)?

Pickens County has very reasonable property tax rates compared to most of the country. With the Homestead Exemption applied to your primary residence, many homeowners in Pickens County pay significantly less than 1% of their home’s value annually in property taxes. I strongly recommend filing for the Homestead Exemption as soon as you establish residency โ€” the deadline is April 1st of the year following your purchase.

How does the Georgia home buying process work?

The home buying process in Georgia is similar to most states: get pre-qualified, work with a buyer’s agent, make an offer, negotiate, go under contract, complete due diligence (inspection, appraisal), and close. Georgia is an attorney state, which means a real estate attorney handles the closing โ€” not a title company as in some states. Closings typically take 30-45 days from contract to close.

What credit score do I need to buy a home in Georgia?

For a conventional loan, most lenders want a 620+ credit score, though 680+ will get you better rates. FHA loans accept scores as low as 580 with 3.5% down. USDA loans (for rural areas, which many parts of Georgia qualify for) have their own criteria. VA loans for veterans are also very flexible. What is the Georgia Dream program?

The Georgia Dream Homeownership Program is a state-sponsored first-time homebuyer program that offers below-market interest rates and down payment assistance up to $10,000 (or more for specific groups like educators, healthcare workers, and military). Income and purchase price limits apply. It’s a fantastic program for qualifying buyers and I help clients navigate it regularly.

Can I buy a home in Georgia while still living in another state?

How long do I have to get a Georgia driver’s license after moving?

Georgia law requires new residents to obtain a Georgia driver’s license within 30 days of establishing residency. You’ll need to visit a Georgia DDS (Department of Driver Services) office in person. Bring your out-of-state license, proof of Georgia residency (utility bill, lease, or mortgage statement), Social Security card, and proof of citizenship or legal presence. Georgia uses a REAL ID-compliant license.

Do I need to register my vehicle in Georgia?

Yes โ€” within 30 days of establishing Georgia residency. Georgia has an ad valorem (TAVT โ€” Title Ad Valorem Tax) system instead of annual property taxes on vehicles. You pay a one-time TAVT at the time of registration (currently 7% of the vehicle’s fair market value). This replaces the annual renewal fee system many other states use and is often more favorable for people with newer vehicles.
