Cherokee County, Georgia: Why Everyone Is Moving Here Right Now

If you’ve been researching where to move in the Atlanta area and haven’t looked seriously at Cherokee County yet, you’re missing one of Georgia’s best-kept secrets — though it’s getting less secret by the day. Cherokee County has been one of Georgia’s fastest-growing counties for years, and the reasons are compelling.

Where Is Cherokee County?

Cherokee County sits directly north of the Atlanta metro, bordered by Pickens County (where I live in Jasper) to the north, Forsyth County to the east, and Cobb County to the south. The county seat is Canton, and the most prominent city for relocation purposes is Woodstock, which has become one of metro Atlanta’s most desirable communities.

From most of Cherokee County, you’re 35–50 minutes from downtown Atlanta depending on traffic, and just 20–30 minutes from the beginning of the North Georgia mountains. That combination — metro access plus mountain proximity — is genuinely rare and drives enormous demand.

The Five Reasons Cherokee County Is Booming

1. School Quality That Rivals More Expensive Counties

Cherokee County Schools consistently ranks among Georgia’s top 5 school systems, competing with Forsyth and north Fulton for academic performance. What makes Cherokee unique is that this school quality comes at dramatically lower home prices than those competing counties. You simply get more house, more land, and more value while keeping your kids in an exceptional school system.

2. Affordability Relative to Its Neighbors

Forsyth County and north Fulton County (Alpharetta, Milton) command premium prices precisely because of their reputation. Cherokee County offers comparable school quality and lifestyle at 20–30% lower home prices. For families who’ve priced themselves out of Alpharetta or Cumming, Cherokee County is the natural next look — and often the better choice.

3. Woodstock’s Revitalized Downtown

Woodstock’s downtown has been completely transformed over the past decade. What was once a sleepy county seat is now a genuinely vibrant community with excellent restaurants, craft breweries, boutique shops, a performing arts center, and regular community events. The Woodstock City Center development anchors the downtown with a mix of retail, dining, and residential options. It’s the kind of walkable downtown that people drive to from neighboring counties on weekends.

4. Outdoor Recreation & Mountain Access

Cherokee County’s northern edge reaches into the foothills of the Blue Ridge Mountains. The Etowah River runs through the county, offering kayaking, tubing, and fishing. The Chattahoochee River is accessible from the southern end of the county. And from almost anywhere in Cherokee, you’re 20–30 minutes from the full North Georgia mountain experience in Jasper, Ellijay, and Blue Ridge. This mountain access is a major lifestyle draw that you simply don’t get in Fulton or Cobb.

5. Property Tax Advantages

Cherokee County’s property tax rates are very competitive, and the county offers strong Homestead Exemption benefits. Many Cherokee County homeowners also benefit from a floating homestead exemption that helps insulate longtime residents from large assessment increases during periods of rising values. For buyers coming from high property tax states, the relief is immediate and significant.

Cherokee County Cities & Communities

Woodstock — The Star

Woodstock is Cherokee County’s most sought-after community and consistently ranks among the best places to live in Georgia. It has its own city government, excellent city services, a thriving downtown, and access to both Cherokee County Schools and Woodstock’s own city amenities. Home prices range from $350,000–$700,000+ depending on the neighborhood.

Canton — The County Seat with Growing Appeal

Canton is Cherokee County’s county seat and has its own revitalized downtown with a growing restaurant and arts scene. Home prices are generally 10–20% lower than Woodstock, making it an accessible entry point into Cherokee County. The Cherokee County Schools serve Canton students as well.

Holly Springs — Quiet Community Living

Holly Springs is a smaller community between Woodstock and Canton with a residential character, good schools, and slightly more affordable pricing than Woodstock. Popular with young families looking for a quieter neighborhood with good value.

Ball Ground & Nelson — Small Town Character

The northern Cherokee communities of Ball Ground and Nelson have a distinctly small-town character with antique shops, local festivals, and a more rural feel. For buyers who want Cherokee County schools and proximity to the mountains but prefer a less suburban environment, this area is worth exploring.

What Does $400,000 Buy in Cherokee County?

At $400,000 in Cherokee County, you’re looking at a spacious 4-bedroom, 2.5-bath home in a well-maintained swim/tennis community with a 2-car garage and a real backyard. In Woodstock specifically, $400,000 puts you in solid, well-located neighborhoods within the Cherokee County school system. Push to $450,000–$500,000 and you start getting larger lots, more custom finishes, and newer construction.

Compare that to $400,000 in Alpharetta (tight inventory, smaller lots) or $400,000 in Forsyth County (limited options at this price point), and Cherokee County’s value proposition becomes very clear.
