Georgia’s small towns are among its best-kept secrets — and for retirees, they offer something the big suburban communities simply can’t: genuine character, slower pace, lower costs, and the kind of community connection that makes daily life feel meaningful. If you’re considering retiring in Georgia and want something beyond the typical suburb, here are the small towns worth serious consideration.
What Makes a Georgia Small Town Great for Retirement?
The best Georgia retirement towns share a few characteristics: reasonable home prices, access to healthcare (or proximity to a larger city with hospitals), outdoor recreation, a genuine sense of community, and enough amenities to support daily life without driving an hour for everything. Here are my top picks.
North Georgia Mountain Towns
Ellijay — Georgia’s Apple Capital
Ellijay is one of Georgia’s most beloved small towns, and it’s become a genuine retirement destination. Nestled in the Cartecay River valley surrounded by the Blue Ridge Mountains, Ellijay offers stunning natural scenery, a growing food and arts scene, apple orchards, wineries, and exceptional outdoor recreation. The cost of living is very reasonable, home prices are still accessible (though rising), and the community is welcoming and active. For retirees who want mountain beauty without isolation, Ellijay is hard to beat.
Population: ~2,100 (city) / ~35,000 (Gilmer County)
Median home price: ~$280,000–$400,000
Distance to Atlanta: ~90 miles (about 1.5 hours)
Best for: Outdoor lovers, apple orchard enthusiasts, wine lovers, river access
Blue Ridge — Mountain Resort Town
Blue Ridge has one of Georgia’s most charming small-town downtowns — walkable, filled with great restaurants, unique shops, and the beloved Blue Ridge Scenic Railway. Lake Blue Ridge and the Toccoa River provide excellent fishing, boating, and kayaking. Blue Ridge has become popular with second-home buyers and retirees, which has pushed prices higher than Ellijay, but the lifestyle is exceptional. If you want a mountain town with a bit more sophistication and activity, Blue Ridge delivers.
Population: ~1,300 (city) / ~27,000 (Fannin County)
Median home price: ~$350,000–$550,000
Distance to Atlanta: ~100 miles (about 1.75 hours)
Best for: Those wanting a lively small town, lake access, fishing, hiking
Dahlonega — Gold Rush History & Wine Country
Dahlonega was the site of America’s first major gold rush in 1828, and the town has preserved that history beautifully around its central square. The University of North Georgia gives it a lively college-town energy. The surrounding mountains are home to Georgia’s growing wine country, with multiple award-winning wineries along the Georgia Wine Highway. Amicalola Falls State Park and extensive Appalachian Trail access make it a paradise for hikers. Home prices are very reasonable and the community is vibrant.
Median home price: ~$280,000–$420,000
Distance to Atlanta: ~65 miles
Best for: History buffs, wine lovers, hikers, college-town energy
Jasper — The Hidden Gem (My Home)
I’m admittedly biased — I live here — but Jasper genuinely deserves mention as a retirement destination. The county seat of Pickens County, Jasper sits at the base of Sharp Mountain and has a beautiful historic courthouse square that has been revitalized with local restaurants and shops. It’s 60 miles from Atlanta (closer than Ellijay or Blue Ridge), has a strong community character, very reasonable property taxes with senior exemptions, and access to the full North Georgia outdoor experience. It’s also slightly less touristy than Ellijay or Blue Ridge, which many retirees actually prefer.
Median home price: ~$280,000–$420,000
Distance to Atlanta: ~60 miles
Best for: Those wanting mountain lifestyle closest to Atlanta, lower key community feel
Coastal Georgia Small Towns
St. Simons Island — Golden Isles Lifestyle
St. Simons Island is Georgia’s most beloved coastal community — a barrier island with beaches, historic sites, a charming village district, and a relaxed pace of life that retirees consistently love. The permanent population is small and tight-knit, but the island has excellent restaurants, golf courses, and water access. Home prices have risen significantly due to demand, but the lifestyle is extraordinary.
Median home price: ~$450,000–$800,000+
Best for: Beach lovers, golfers, those wanting an island community
Brunswick — Coastal Value with Golden Isles Access
Brunswick sits on the mainland across from the Golden Isles and offers a more affordable alternative to island living with easy access to the beaches and amenities of St. Simons and Jekyll Islands. Brunswick has a beautiful historic district, good healthcare access (Southeast Georgia Health System), and a growing arts community. For retirees on a tighter budget who want coastal Georgia, Brunswick offers exceptional value.
Median home price: ~$220,000–$350,000
Best for: Budget-conscious coastal retirees, those wanting mainland convenience with beach proximity
Central Georgia Small Towns
Madison — Antebellum Beauty Preserved
Madison is one of Georgia’s most architecturally stunning small towns — its antebellum historic district was famously spared during Sherman’s March, leaving an extraordinary collection of preserved 19th-century homes. General William T. Sherman’s forces apparently found it too beautiful to burn. Today it’s a charming, walkable town with excellent restaurants, boutique shopping, and a strong arts community. About 60 miles east of Atlanta, it’s accessible without being suburban.
Median home price: ~$280,000–$450,000
Best for: History and architecture lovers, those wanting Southern charm with accessibility
Georgia’s Retirement Tax Benefits Apply Everywhere
Regardless of which small town you choose, Georgia’s retirement tax benefits apply statewide. Social Security is not taxed. Residents 62 and older can exclude up to $35,000 per person in retirement income from state taxes. Many counties offer substantial senior Homestead Exemptions. These benefits make virtually every Georgia community more financially attractive for retirees than most other states.
