Living in North Georgia: The Ellijay, Blue Ridge & Jasper Area Guide

I’m going to be a little biased here — I live in Jasper, Georgia, right in the heart of the North Georgia mountains — but I think the bias is justified. North Georgia is genuinely one of the most beautiful, livable, and underrated regions in the entire country. If you’re considering a move to Georgia and haven’t spent time in the mountains yet, this guide is for you.

Where Exactly Is “North Georgia”?

North Georgia generally refers to the Appalachian foothills and mountains north of Atlanta. The key communities include:

  • Jasper (Pickens County) — Where I live. County seat of Pickens County, small-town charm, about 60 miles north of Atlanta.
  • Ellijay (Gilmer County) — Georgia’s Apple Capital. Known for apple orchards, the Cartecay River, and a growing arts and food scene.
  • Blue Ridge (Fannin County) — A mountain resort town with a beloved downtown, the Blue Ridge Scenic Railway, and stunning lake and river access.
  • Dahlonega (Lumpkin County) — Georgia’s gold rush town, home to University of North Georgia, and surrounded by wineries and mountain trails.
  • Canton (Cherokee County) — The most suburban of the North Georgia towns, about 40 miles from Atlanta. A great compromise between mountain living and city access.
  • Hiawassee & Young Harris (Towns County) — Higher elevation, beautiful Lake Chatuge, more remote, and incredibly scenic.

What’s the Appeal? Why People Are Moving Here

The Scenery is Legitimately Stunning

I grew up on the West Coast and have traveled extensively. North Georgia’s mountain scenery — particularly in fall when the hardwoods turn — rivals anything I’ve seen. The Blue Ridge Mountains here are ancient, rolling, and covered in forest. Fall color typically peaks from mid-October through early November and draws visitors from all over the Southeast.

Outdoor Recreation is World-Class

Hiking, mountain biking, whitewater kayaking, trout fishing, lake boating, off-roading, apple picking, wine tasting — North Georgia has it all. The Appalachian Trail’s southern terminus is at Springer Mountain in Gilmer County. The Chattooga River offers some of the best whitewater in the East. Amicalola Falls — the tallest cascading waterfall east of the Mississippi — is right here. You will not be bored.

The Cost of Living Is Still Very Reasonable

Despite growing popularity, North Georgia home prices remain very affordable compared to comparable mountain destinations like Asheville, NC, Park City, UT, or Lake Tahoe, CA. You can still find beautiful homes on land in Ellijay, Jasper, or Dahlonega for $300,000-$500,000. Blue Ridge has gotten more expensive as a resort market but still offers strong value.

The Community Feel is Real

People here are genuinely friendly. Neighbors introduce themselves. Local businesses know your name. Community events and farmers markets are packed. It’s a lifestyle that feels increasingly rare in modern America, and it’s one of the biggest reasons people who move here never leave.

Town-by-Town Breakdown

Jasper, GA — My Home

Jasper is the county seat of Pickens County and sits at the base of Sharp Mountain. The downtown has been revitalized with local restaurants, boutiques, and the beautiful Pickens County Courthouse at its center. It’s large enough to have everything you need day-to-day, but small enough that it still feels like a town. Home prices range from $250,000 to $700,000+, with the most value in the $300,000-$450,000 range. Property taxes in Pickens County are very reasonable.

Ellijay, GA — The Apple Capital

Ellijay has become one of Georgia’s most sought-after mountain destinations. The apple orchard culture in fall is a genuine event — U-pick operations, cider, apple butter, and fall festivals draw crowds from Atlanta and beyond. The Cartecay River runs through the area and offers excellent tubing and kayaking. Downtown Ellijay has developed a wonderful food and arts scene. Home prices have risen with popularity but remain accessible compared to comparable markets.

Blue Ridge, GA — The Mountain Resort Town

Blue Ridge is North Georgia’s most tourism-driven town, and it shows in the downtown — excellent restaurants, unique shops, and the famous Blue Ridge Scenic Railway that runs along the Toccoa River. Lake Blue Ridge offers boating, fishing, and swimming. This is the most expensive real estate in the North Georgia mountains, driven by vacation rental demand and second-home buyers. Still very livable as a primary residence, but budget accordingly.

Dahlonega, GA — Gold Rush History & Wine Country

America’s first major gold rush happened in Dahlonega in 1828, and the town has leaned into that history beautifully. The downtown square is charming and walkable. University of North Georgia gives it a college town energy. The surrounding hills have become Georgia wine country, with multiple award-winning wineries along the Georgia Wine Highway. The Appalachian Trail access from here is outstanding.

Is North Georgia Right for You?

North Georgia is perfect for you if:

  • You want natural beauty and outdoor access as part of daily life
  • You’re a remote worker or retiree who values lifestyle over commuting distance
  • You want a genuine community feel with actual neighbors
  • You want maximum value for your home purchase dollar
  • You’re leaving a high-cost coastal market and want your money to go further

It may not be the best fit if you need to commute to Atlanta daily (though Canton and Jasper make this workable 2-3 days/week) or if you need big-city entertainment options within 20 minutes.
